As well as adding practicality to your property, a beautifully appointed cloakroom can increase its price tag too. Here we share some design insights on how to maximise a small space, as well as interior inspiration from real homes.

FROM CAPES TO CONVENIENCE

Originally designed to temporarily store large outer garments within commercial and residential properties, cloakrooms in British homes have since evolved into must-have bathroom spaces. Although still traditionally positioned on the ground floor in close proximity to a main entrance or exit, today cloakrooms are much more likely to feature a conveniently located toilet and hand basin rather than coats and capes.

Although many modern homes are now built with a downstairs bathroom, in older buildings it's more likely that they'll need to be installed, with the space beneath the stairs usually providing the perfect spot. While this can take a fair amount of planning - covering fixtures, fixtures, lighting and ventilation - it's often worthwhile, as the addition of a cloakroom can uplift the value of your property by as much as 5%. As a result, cloakroom renovations are a popular option for homeowners, particularly where a family has outgrown a single upstairs bathroom.

Task lighting and wall hung fixtures can help to increase the sense of space in smaller bathroom areas

A SENSE OF SPACE

Most cloakrooms are modestly sized, so to avoid creating a claustrophobic feel, it's essential that you choose fixtures that are suitably proportioned. Full size basins might not be a realistic option, however our micro designs provide essential functionality as well as chic style. The Lusso micro basins range is crafted from our tactile, durable stone resin and also includes corner designs, saving even further space where needed.

Wall hung toilets are also a smart choice in compact areas as they not only free up valuable floor space, but can also be easier to keep clean within a tight area. Additionally, incorporating reflection and light into your cloakroom can also increase the perception of space, which you can achieve with generous mirrors, glazed tiling, and task lighting.

LUXURY FINISHES

You can further elevate the aesthetic of your cloakroom and keep it clutter-free with the addition of beautifully designed fittings and accessories. Again, wall mounted designs work best where space is at a premium, so choose towel rails and toilet roll holders that can be installed off the ground, and opt for a matching finish to create a cohesive look.

Excessive ornamentation will also quite literally cramp your style so instead pare down decorate elements to just one or two well placed pieces. That doesn't mean that you need to stick to a strict minimalist decor though, as bold colours and busy patterns can provide visual depth and interest within functional spaces.

Finally, don't forget the finishing touches that enhance any bathroom space, such as a fragrant candle, scented soap, and soft luxury towels.
